BUYER BROKERAGE IN SHORT
Real estate agents place their license with a Broker (i.e., ReMax, Coldwell Banker, Century 21, etc,). The Broker decides to represent only Buyers, only Sellers, or both Buyer and Seller at the same time. If you use an agent who represents Sellers, you may face a legal issue of "dual agency" or "designated agency" where the agent is supposed to get the best deal possible for both the Buyer and Seller and still be represented by the same Broker.
Does this make sense? NO Does this mean the BUYER is completely represented and gets the best deal? NO
If a BUYER is NOT represented by an "Exclusive" Buyer Agent, the BUYER may not get all the information needed to make a good decision and not get the best deal! YOU can use your own agent to give you more negotiating strength through market information and knowledge and I'm here to help give you an advantage!
WHO PAYS BUYER AGENT COMMISSION?
Sellers agree to pay a total commission to sell their home (represented by the BOX above) whether listing with an agent or For Sale By Owners. If more than one agent is ever involved, the existing total commission the Seller has "already agreed to pay" is split between the Seller's Agent and YOUR BUYER agent. Also, since sellers agree to pay a total commission which may be split between any agents involved, you don't pay any more for your OWN agent. That means that I can represent the BUYER's interests at NO ADDITIONAL COST to the BUYER!
